We deliver an itemised breakdown with quantities and unit prices. If we find something during the works that changes the scope, we stop and talk it through before touching anything.
Materiality
There's no such thing as 'quality materials'. There are brands and models.
We name which porcelain, which taps, which carpentry. If you propose a swap to bring costs down, we show you what you lose and what you gain. You decide.
Timelines
What we sign, we deliver — or we tell you why.
Schedules with 10% slack — no more. If a contractor slips, you hear from us the same day. A renovation that finishes when promised is worth far more than one that's 'nearly there'.

Honest conversation
We visit you on site. We tell you whether what you want is feasible and, if it isn't, why not.

Project and budget
Within 7–10 days you receive the technical project, a closed itemised budget and a calendar with realistic timelines.

Works
A dedicated foreman, weekly reports with photos, every interim decision in writing.

Handover
User and maintenance manuals, a final walkthrough of every item with you, and a written handover report.
