Off-plan sales

We sell flats that don't exist yet.

We market off-plan developments with every legal guarantee in order. The developer sells earlier; the buyer signs with confidence. And we do it with the discipline of the French VEFA, where selling off-plan is everyday business.

The method

Guarantees first, sales after.

In Spain the law protects off-plan buyers. We turn that protection into your best sales argument.

  1. 01

    Guaranteed from the licence

Every euro paid in advance is covered by a bank guarantee or surety insurance: if the build is never completed, the buyer recovers what was paid plus legal interest. It's required by the First Additional Provision of the Building Planning Act (LOE); we make sure it's in place before the first euro is requested.

  2. 02

    Every euro in its account

Advance payments go into a special account, separate from any other funds and used only for the build. No under-the-table payments, no euro out of place.

  3. 03

Payments by milestone, not by date

The payment schedule is tied to the actual progress of construction, as in the French VEFA. The buyer pays as the build advances; the developer collects as it delivers.

  4. 04

    Support through to completion

From the private contract to the handover of keys: we review paperwork, deadlines and specifications so nobody signs blind.

For developers

Sell your development before it's finished.

Buyer fear is your main brake on sales. When the guarantees are in order and properly explained, that fear disappears: the buyer signs earlier and you finance the build with real sales instead of your own cash.

  • Full marketing of the development, from launch to the last unit.
  • The legal guarantees as a sales argument, not as red tape.
  • Qualified buyers who understand what they sign and don't pull out at the notary.

For buyers

Buy off-plan without fear.

Buying a home that doesn't exist yet doesn't have to be a leap of faith. We check for you what most people don't even know they should look at.

  • Building licence and developer solvency, verified before you hand over a single euro.
  • An individual guarantee for your advance payments, in your name.
  • Contract reviewed: payment milestones, deadlines, penalties and specification schedule.

The French experience

We bring the VEFA to Spain.

In France, off-plan sales are called VEFA (Vente en l'État Futur d'Achèvement) and it's the normal way to buy new-build: payments capped by law according to construction progress and guarantees running up to ten years. That culture of rigour — clear paperwork, milestone payments, protected buyer — is what we apply to every development we market in Spain.
